2-Bedrooms/ 2.5 Baths in Sanibel complex (4 identical this building)
GUESTS’ FAVORITE FEATURE: This building was uniquely designed and offers stunning, panoramic views from a 30-FOOT WIDE WALL OF GLASS, floor-to-ceiling, wall-to-wall, with an unobstructed view overlooking the Gulf and a spacious private balcony the same width! The main room ALONE is around 600 sq ft.
All four condos this building have leather sofas or sectionals, dining for 6 plus bar-stools, granite in a fully loaded kitchen (all gadgets provided), 2.5 baths, and the bedroom layout is master with King plus the bunk room has a Queen PLUS a set of twin bunks. Dual views with Gulf in front and Little Lagoon behind us, water everywhere you turn!
Where are you LOCATED?
ALL of our Sanibel complex condos are 2-bedrooms, 2.5 baths, and are same size and floorplan, in same building, located at 1524 West Beach Blvd, Gulf Shores, AL 36542 – MAP LINK. This is 2.5 miles WEST from the Hangout and public Gulf Shores beach. You will have appx 30 restaurants/ bars plus grocery stores, Walmart, Walgreens, Rouse’s, fast food and ice cream all within a 5-minute drive plus the Zoo, Waterville, Putt-putt, etc.
Sanibel has appx 100 units and two glass elevators which are very adequate for our building. Note lagoon behind us and Gulf in front, offering water views everywhere you turn! You’ll also enjoy The Little Lagoon Park at the pass just a few blocks west of us for calm waters for little ones, fishing, crabbing, etc
What FLOOR/LEVEL is my condo on?
First two digits of condo number are the floor it’s on; there is NO 13th floor in our building. ALL of my condos are on the upper third of the building which is 18 stories, providing the best views. We own on 12th floor, 14th, 16th, and 17th.
What time is check-in & check-out?
Fairly typical of most hotels, check IN 3pm, check OUT at 10am. Your electronic door code will only work for those times unless I have extended those times and approved, in writing.
What is the BUILDING like?
Sanibel complex is an 18-story building of approximately 100 condos, built in 2007, modern, and on favored West Beach – out of the fray of the traffic, and where you won’t have to fight for space on the beach, but still close to everything. We are exactly 2.5 miles back to the Hwy 59 “T.” There are two, very fast glass elevators, luggage carts to help you get to your condo. The builder wisely put the bedrooms on the lagoon view side (where you spend less time-sleeping) and positioned the main room which is 600 square feet, on the Gulf side. You cannot find another view like ours, with a 30-foot wide WALL OF GLASS and an equally wide, very PRIVATE BALCONY with sweeping Gulf Views. You’ll feel like you are on an island since we are on a narrow strip of land with water on both sides of us.
How far is the beach? Do I have to cross the road?
You do have to cross a very narrow, one-lane-each-way road with minimal traffic to get to the beach access which is across that road and slightly left. This is NOT a thru-street and not busy. The walk from the elevator- to the beach access – is exactly .11 (eleven one-hundredths) of a mile which is less than HALF of one lap of a high school track to give you reference. Read the reviews to see what guests like yourself have to say. It’s appx a 2-3 minute walk.
WE PROVIDE: a rolling beach cart, rolling cooler and 2 folding sand/beach chairs for your convenience, in all our Sanibel condos.
Is there a POOL? WORKOUT FACILITY? GRILL?
YES – outdoor pool on second floor, along with a small work-out facility (no weights, just a few cardio machines) plus dry sauna. There is a gated baby pool, but NO HOT TUB. Grills are not allowed on condo balconies (fire codes) so there is a public grill area underneath the pool with charcoal grills, trash cans, water hose, and picnic tables. BRING YOUR CHARCOAL. There are two outdoor showers and a hose area where you can rinse off.
What is in the condo?
Our condos are truly like a smaller version of your own house! It has all your bath linens, nice bedding, thorough kitchen set-up including all the gadgets and some basic spices, stacking washer/dryer, central heat/air, a TV in every room, SONOS wi-fi speaker to stream music, and we even provide a rolling beach cart and rolling cooler for the beach, plus two folding/sand beach chairs.
What do I need to bring?
Additional beach chairs if needed, beach towels, and groceries/personal items. Check the patio box before buying too many beach toys since past guests frequently leave beach items that they don’t want to take home, in the patio box.
What do you provide in the condo?
Starter supplies that will be in the condo are: two tall kitchen garbage bags, a roll of paper towels, a toilet tissue roll for each bathroom (3 total), some dish washing soap (Dawn or equivalent), an electric dish washing tablet, and enough laundry detergent to do your check-out load of towels or sheets. If you plan on cooking many meals and doing loads of personal laundry, PLEASE BRING YOUR OWN SUPPLY of laundry soap, and consider how much more toilet paper and paper towels you’ll need based on length of stay.
How many beds and what type?
ALL four of these condos have identical arrangement: King in master, and a Queen plus Twin/Twin bunk in guest bedrooms. We sleep SIX in beds but FOUR adults max. The bunks have a 150lb weight limit, only kids under 12 please in the bunks. Please do not unzip the back pillows to the leather sectionals as re-zipping them is torturous!
What is the SEATING in the living room?
Sanibel #1203 & 1605: 2 leather sectionals; Sanibel #1705: one leather sectional plus 4 rattan armchairs; Sanibel #1405: 2 leather couches and a chair-and-a-half modern recliner.
How do I go about booking? Please DO NOT BOOK through HOMEAWAY/ VRBO unless you want to pay additional and needless service fees to them. They cannot help you with anything in my homes and the fees are unmerited.
We use a professional online booking system called IVacationOnline and it is very comprehensive. After you confirm your dates and let me know you’re committed, we input your agreed pricing/ down-payment into booking system and send you an e-mail that includes instructions and a booking page to complete. It is VERY easy – much like a hotel booking site where you will review your price/fees, review rental terms including cancellation policy, etc. After completing the form, a payment screen pops up to pay your down payment, and you will receive a confirmation via e-mail with all your trip details. There are NO SERVICE FEES to our guests if you book through IVacationOnline.com.
How does the DEPOSIT work?
It’s actually a DOWN PAYMENT of approximately 20 to 30% of your total due but it applies to your total due, and that down payment is due when you book. If you booked less than a couple months from check-in, that percentage down payment may change.
IN LIEU OF A DAMAGE DEPOSIT, we require either a $49 damage waiver or a $49 Damage Warranty provided by IVacationOnline.
Accidental damage protection is included for any damages or accidents, subject to exclusions and limitations that occur to the premises during your rental period up to $3,000. Any damage or accident that is not covered under the policy or waiver fee will be the responsibility of the leaseholder.
WHAT IF I NEED TO CANCEL?
Review the policies carefully for complete understanding. Call us if you have any questions.
We have two policies: one for short-term renters; another for long-term renters. All cancellations will result in payment of cancellation fees.
A) For Vacations less than one month in duration: Cancellations that are made MORE THAN 60 DAYS PRIOR TO ARRIVAL will be refunded their initial down payment, minus an administrative fee of $100. Cancellations made WITHIN 60 DAYS OF ARRIVAL or changes to contract that result in a shortened stay, will forfeit all payments. Early departure does not warrant any refund of rent or deposit.
B) For Vacations more than one month long in duration: Cancellations made MORE THAN 120 DAYS PRIOR TO ARRIVAL will be refunded the initial down payment refunded, minus an administrative fee of $150. Cancellations made WITHIN 120 DAYS OF ARRIVAL or changes to contract that result in a shorter stay, will forfeit full payment. Early departure does not warrant any refund of rent or deposit.
AS A COUTESY TO OUR GUESTS WHOSE CANCELLATION RESULTS IN LOSING PAYMENTS (does not apply to the administrative/cancellation fee), we will put your dates back on the rental market and try to rebook them. If we can secure another guest for a similar price, we will issue a refund minus an admin fee; however, any differences in rental revenue will also be deducted from the refund. (We often must reduce our nightly rental price to entice guests to book on short notice and fill your canceled spot.) There are no guarantees that we will be able to rebook your dates or refund your money.
It is not our goal to keep your funds when you cancel; instead we will work diligently to re-book the dates so that we can refund to you as much as possible. When you book and we reserve those dates for you, we must assume you are coming – in good faith. When you cancel, we have already declined other opportunities to rent those dates to potential guests.
WHAT IF THERE IS A HURRICANE?
WEATHER/ HURRICANE/ STORM POLICY – No weather refunds are given – no exceptions. Weather is out of our control and predictions are unreliable. At time of booking, you will be offered the below trip insurance policy (or offered a policy administered by VRBO/HomeAway if you booked through them).

What kind of PAYMENTS do you take?
Credit/Debit cards or Personal checks.
- DOWN PAYMENT to book is ALWAYS by credit/debit card
- BALANCE DUE can be personal check OR credit card
- If it’s less than two weeks until your check-in date, only credit card is accepted and ALL payments due upon booking
- CHECK MAILING ADDRESS: Your booking confirmation will have my TEXAS mailing address for checks. Please make sure you mail it with enough time to reach me close to your due date
How do you calculate the TOTAL DUE?
RENTAL CHARGES CALCULATION – IN THIS ORDER!
- base rate, nightly X number of nights or weekly rate
- add $115 one-time cleaning fee
- add $20 flat-fee parking pass per vehicle, per stay
- add 13% Ala Lodging/Hotel taxes
- add one-time $49 damage insurance fee (NOT TAXED); this is IN LIEU OF a sizable security deposit
Can I get additional parking passes? Is there assigned parking?
One parking pass, PER VEHICLE, PER STAY is required and is automatically included in your quote. Each pass is a flat fee of $20 each plus tax, MAX of 2 vehicles per condo. When you book online, you can purchase additional passes and the $20 each will be added to your fees. There is covered parking, not assigned, plus a vast amount of uncovered, so parking is never an issue. If you need an additional parking pass after you arrive and did not purchase in advance, just visit the second floor office (Randy) and you can purchase one there for $20 cash.
Do you allow pets?
NO. The building Condo Owners Association only allows pets belonging to owners, sorry. Don’t take the risk of being evicted!
Is smoking or Vaping allowed?
NO SMOKING OR VAPING INSIDE and it is strictly enforced. You may smoke or Vape on the balcony but PLEASE CLOSE THE SLIDERS! Your damage insurance policy does NOT cover any smell of smoke /chemicals in the condo as that smell would be considered ‘intentional’ and not accidental, so don’t take that risk! Please dispose of your cigarette butts responsibly, not on the balcony floor.
